Wiles Mensch Corporation – DC (WM) is providing surveying, civil engineering, and landscape architecture for the development of 2100 Pennsylvania Avenue adjacent to George Washington University’s Foggy Bottom Campus. The 12-story building will feature 460,000 SF of office space, 30,000-SF of ground floor retail, and 3 floors of below grade parking with 330 spaces. The majority of the retail space is located on Eye Street with the aim of providing shopping and dining focused on the GWU community. Rooftop amenities include interior meeting spaces as well as outdoor terraces.

The WM survey team is responsible for providing boundary, topographic, and utility surveys as a basis for the design team. An ALTA/ACSM land title survey was also completed. The civil team will provide design and construction documents for base building modification for tenant lease services, including PUD modifications.

Redevelopment will require demolition of the current structures on both lots and redevelopment of the footprint of the structures. WM is responsible for providing a range of civil services from schematic design to construction administration, including stormwater management design and a public streetlight plan. WM staff will also manage the Preliminary Design Review Meeting (PDRM) and Public Space Committee Hearing (PSCH), as well as as-built drawings for DOEE and DC Water.

The WM landscape studio is providing services from schematic design to construction administration, including green roof design assistance, LEED design, streetscape design, GAR ratio calculations, and technical approvals.

The building is expected to achieve LEED Gold certification.
